Lenders have tightened the reigns and buyers often must be prepared to pay CASH. Be realistic when listing your home with a Realtor, and study the comparative market analysis your Realtor will provide you to aid in setting your list price. Proper, realistic pricing will make your home sell quickly.
It is very important if you are selling your home, to have it "staged" for the sale. That is, pack up all your most personal belongings and clean and repair your home for sale. Make sure your home has "curb appeal".....how your house looks on the outside is a buyer's first impression. If you have pets, make arrangements to have your pets removed from the home during showings and remove all reminders in the home that you have pets. Use air fresheners if needed, as each home often has a distinct "smell" to it when a buyer enters, and doggy or cat odor is undesireable. You may want to hire a professional stager to facilitate the sale of your home, or, you may ask your Realtor if staging is one of the services they may provide for free or an additonal cost.
